What is a home inspection and do I need one?
A home inspection is a non-invasive visual examination of a property’s readily accessible components, designed to identify deficiencies and maintenance needs for the buyer.
Being as informed as possible about the property you’re purchasing is always in your best interest. Understanding the typical lifespans of its components - and how to maintain them properly - is an important part of that knowledge.
How much does it cost & how do I pay?
Home inspection fees vary widely depending on the property's size, location, type, age, and other factors. For the most accurate quote, please provide details about the property so we can discuss it directly.
Payments can be made by credit card, cheque, e-transfer, or cash.
Who is responsible for issues after the inspection?
A home inspection provides a snapshot of the property's condition at the time of the visit. Although we conduct a thorough visual examination of accessible components, some issues may only become apparent after the inspection or once you take possession.
Factors such as seller furnishings, stored items, or everyday use can conceal or reveal problems that weren't visible during the inspection. For example, a bathtub or shower may test fine for basic functionality and show no obvious leaks when inspected, but leaks could appear later under normal daily loading and use (e.g., standing in the shower or prolonged water exposure).
What are you not inspecting?
The following are not inspected or evaluated:
- Components that are not readily accessible (e.g., behind finished walls, sealed access panels, etc.)
- Chimney interiors
- Appliances not crutial to the basic function of the property
- Hazardous materials (e.g., lead, asbestos, radon, etc.)
Do I need to be there?
While it isn't required that you be present during a home inspection, it is recommended for clarity and to answer any questions you may have about the property.
