What do I need to repair or improve first?

I always recommend addressing safety items first. Common examples include proper placement and replacement of smoke and carbon monoxide detectors, as well as ensuring handrails are secure and meet safety standards.

What are the lifespans of the HVAC (Heating, Ventilation, Air Conditioning), water heater and roof?

HVAC components have an average lifespan of 15 to 30 years - depending on the system. Water heaters have an average lifespan of 10 to 15 years.

Roof coverings can range from 15 to 50 years on average - depending on the material - with slate roofs often lasting well over 100 years!

What regular maintenance is needed in the house?

Regular maintenance essentials:

  • Locate and test interior shut-offs for exterior water lines (seasonally).
  • Replace/change HVAC filters: furnace/HRV every 1–3 months; humidifier pad yearly.

What are you not inspecting?

The following are not inspected or evaluated:

  • Components that are not readily accessible (e.g., behind finished walls, sealed access panels, etc.)
  • Chimney interiors
  • Appliances not crucial to the basic function of the property
  • Hazardous materials (e.g., lead, asbestos, radon, etc.)

Who is responsible for issues after the inspection?

A home inspection provides a snapshot of the property's condition at the time of the visit. Although we conduct a thorough visual examination of accessible components, some issues may only become apparent after the inspection or once you take possession.

Factors such as seller furnishings, stored items, or everyday use can conceal or reveal problems that weren't visible during the inspection. For example, a bathtub or shower may test fine for basic functionality and show no obvious leaks when inspected, but leaks could appear later under normal daily loading and use (e.g., standing in the shower or prolonged water exposure).
